Higher mortgage rates are meeting steady local activity

Freddie Mac put the average 30-year fixed mortgage rate at 7.03% as of September 24, 2026. That changes a monthly payment fast. But it has not stopped people here from acting.

The Real Estate Data Aggregator counted 1,264 new listings across this market in the three months ending July 31, 2026. That is up 5.5% from the same months of 2025. More sellers stepped up, even with rates where they are.

Pending sales tell the same story. The Real Estate Data Aggregator counted 1,123 pending sales in that same period. That is up 18.1% from a year before. Buyers are still writing contracts.

What the national picture adds

The National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. That is a real dip. But year-to-date through August, sales were still up 1.6% from 2025. So the national trend is mixed, not collapsed.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are moving, just slowly. That matches what we see locally, where most ZIP codes posted modest gains or small dips, not sharp swings.

How each ZIP code looked

The Real Estate Data Aggregator tracks eight ZIP codes in this market. Each one tells its own story for the three months ending July 31, 2026. Here is a quick look across all of them.

A few things worth noting by ZIP

In 95624, the Real Estate Data Aggregator showed homes sold in a median of just 19 days. The average sale price came in at exactly 100% of list price. And 41.7% of homes sold above list. That is one of the stronger readings in this market.

In 95828, the Real Estate Data Aggregator counted 50% of homes selling above list price. The median days on market was also 19. The median sale price dipped 4.1% from 2025, so not every number pointed the same way.

In 95993, the Real Estate Data Aggregator showed pending sales up 50% from 2025. Homes went under contract in a median of just 21 days. That was 16 days faster than the same period last year.

In 95692, fewer homes sold. The Real Estate Data Aggregator counted 20 homes sold, down 20% from 2025. The sale-to-list ratio fell to 96.7%, the lowest in this market. It is a smaller ZIP, and the numbers can swing more sharply there.

What the rate means for your payment

Freddie Mac also reported the 15-year fixed rate averaged 6.42% as of September 24, 2026. Some buyers use that to lower their rate if they can handle the higher monthly payment. It is one tool, not a cure.

The National Association of Realtors put the national months of supply at 4.9 months, the highest level in over ten years. Locally, the Real Estate Data Aggregator shows supply running well below that. Most ZIP codes here sat between 1.5 and 3.1 months of supply in the three months ending July 31, 2026.

The Federal Housing Finance Agency reported U.S. house prices rose 0.3% quarter over quarter from the first quarter to the second quarter of 2026. Slow and steady, not a spike. That pattern fits what this market is doing too.
